1. Who operates this website

This website is owned, operated and maintained by Empyr Livings ("we", "us", "our"), a real estate channel partner registered with the Maharashtra Real Estate Regulatory Authority under number A51900029421.

2. Information is indicative, not an offer

All content on this website — including prices, carpet areas, configurations, floor plans, master plans, amenities, specifications, connectivity timings, possession dates and payment plans — is provided for general information only.

Nothing on this website constitutes an offer, an invitation to offer, a warranty, or any part of a contract. No booking, allotment or right of any kind arises from the use of this website or from any communication with us.

• Prices shown are indicative starting prices and are subject to change without prior notice. They exclude stamp duty, registration charges, GST, and other statutory levies, maintenance deposits and other charges unless expressly stated.
• Areas mentioned are indicative. Actual carpet area will be as specified in the registered agreement for sale.
• Availability of any configuration, floor or view is subject to confirmation from the developer at the time of booking.
• Images, renders, walkthroughs and floor plans are artistic impressions for representation only. Actual construction, finishes, elevations, landscaping and views may differ.
• Amenities shown may be proposed, under construction, or subject to approval, and may be modified or withdrawn by the developer.
• Connectivity distances and travel times are approximate and will vary with traffic and route.
• Possession dates and payment plans are as currently communicated by the developer and are subject to change. The registered completion date is the one published on the MahaRERA portal.

3. Rely on the registered documents

Before making any purchase decision or payment, you should independently verify all details from the developer's official sources and from the MahaRERA portal, and take independent legal and financial advice.

The registered agreement for sale, the allotment letter and the information filed on the MahaRERA portal are the only binding documents. In the event of any inconsistency between this website and those documents, those documents will prevail entirely.

4. Zero brokerage to buyers

We are compensated by the developer for successful referrals. No brokerage or fee is charged to home buyers by us for enquiries, site visits or bookings made through this website. The price you pay is the price set by the developer.

We are not authorised to accept any booking amount or payment on the developer's behalf. All payments must be made directly to the developer, into the accounts specified by them in the registered documents. Never make a payment to any individual account on the strength of a phone call or message alone.

5. Consent to be contacted

By submitting your name, mobile number or email address through any form, pop-up or call-back request on this website, you expressly authorise us, the developer and our respective authorised representatives to contact you by phone call, SMS, WhatsApp or email regarding this project, related offers and site visit assistance.

This authorisation applies even if your number is registered under the National Do Not Call Registry or DND list, and remains valid until you withdraw it. You may withdraw it at any time by writing to us, or by telling any of our callers that you wish to be removed from our list.

6. Acceptable use

You agree that you will not:

• Submit false, misleading or third-party contact details without that person's consent
• Use this website for any unlawful purpose, or in a way that could damage, disable or impair it
• Attempt to gain unauthorised access to any part of this website, its systems or its data

• Reproduce, republish or distribute any content from this website for commercial purposes without our written permission

7. Intellectual property

The layout, design, text and compilation of this website are our property or are used with permission. Project names, logos, renders and marketing material belong to Sattva Group and are used here solely for the purpose of marketing the project as an authorised channel partner. All trademarks belong to their respective owners.

This website may link to or embed third-party content, including the MahaRERA portal, Google Maps and the developer's website. We do not control that content and are not responsible for its accuracy, availability or practices.

9. Limitation of liability

This website is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we exclude all warranties, express or implied, regarding the accuracy, completeness or availability of the content on it.

We will not be liable for any direct, indirect, incidental or consequential loss arising from your use of this website, from reliance on any information on it, or from any decision taken on the basis of it. Any dealings you enter into with the developer are strictly between you and the developer.

We may revise these terms at any time. The revised version will be posted on this page with a new "last updated" date, and applies from the moment it is posted. Please check this page periodically.

11. Governing law and jurisdiction

These terms are governed by and construed in accordance with the laws of India. All disputes arising out of or in connection with them are subject to the exclusive jurisdiction of the courts at Mumbai, Maharashtra.
